5 Signs It Might Be Time for a New Roof

The quiet warning signs a roof sends before it fails — and how to tell a repair from a replacement.

A roof rarely fails all at once. It usually sends a few quiet signals first — and catching them early is the difference between a planned project and an emergency. Here's what to watch for on a Mid-Atlantic home.

Start in the attic, not on the roof

The clearest evidence of a roof problem is often inside. On a sunny day, head into the attic and look up. Pinpoints of daylight, dark water stains on the decking, or a damp, musty smell all point to a roof that's letting weather past. Soft or spongy decking underfoot is a more serious sign that moisture has been working on the wood for a while.

Check the shingles from the ground

You don't need to climb up to learn a lot. From the yard, look for:

  • Shingles that are curling at the edges or cupping in the middle
  • Bald patches where the protective granules have worn away
  • Cracked, torn, or completely missing shingles
  • A roofline that dips or sags rather than running straight

After a storm, also scan the yard and gutters. A pile of granules at the bottom of a downspout is your roof shedding its sun protection faster than it should.

Consider the age

Most asphalt shingle roofs are built to last 20 to 30 years, depending on the materials and how well the roof was ventilated. If yours is past the two-decade mark and showing any of the signs above, it's worth a professional look — even if it hasn't actively leaked yet.

Repair or replace?

Not every problem means a full replacement. A handful of missing shingles or a single failed flashing detail is usually a repair. Widespread wear, recurring leaks in different spots, or damage across most of the roof's surface tip the scale toward replacement, where a fresh, properly ventilated system is the better long-term value.
